PUSHBUTTON LANDLORDING®
Pushbutton Landlording is a stand-alone computer program designed to help you automate the "income side" of your rental property management operations. It handles all of the bookkeeping chores you normally do to keep track of your rental properties and your tenants. It also does a whole lot more.
It creates rental applications, rental agreements, leases, and condition-and-inventory checksheets just like the ones in the Landlording book, and it creates them directly from the information in your tenant database.
It writes statements so you can remind your tenants when their rent is due.
It writes rent receipts and produces income reports. It generates a list of those tenants who are late in paying their rent, whether they're one day late, four days late, or one month late. It prepares either a rent reminder or a "notice to pay rent or quit," whichever you prefer, and it prepares them automatically.
It reviews your rents to help you decide whether you ought to consider rent changes. It prepares rent change notices automatically.
It does maintenance requests and work orders and keeps track of maintenance costs.
It enables you to write notes to communicate with your tenants or include in their files.
It even tells you when the insurance is about to come due or is past due on your property.
What's more, it exports income data to Quicken®, to Microsoft Money® (Money imports the same Quicken Interchange Files as Quicken itself), and to QuickBooks® so you don't have to learn another method for writing checks, nor do you have to enter income data twice.
Pushbutton Landlording maintains extensive information on every tenant, and it retains that information until you decide that you don't need it anymore.
Pushbutton Landlording is menu-driven, that is, it directs you to where you need to go to do what you want to do. All you have to do is push an appropriate button on a menu.

EVICTION FORMS CREATOR(tm)
Eviction Forms Creator creates the various forms you need to evict a tenant legally through the California court system. It creates them the modern way, on a computer, rather than the old-fashioned way, on a typewriter.
Using Eviction Forms Creator, even the worst of typists, those who have to eyeball the key caps and strike the right keys with conscious effort, can create perfect eviction forms which are sure to please the people who count whenever there's an eviction in the legal works, that is, the court clerk and the judge.
Eviction Forms Creator is designed to be so easy to use that it doesn't require a thick user's manual and hours of study time. In fact, once you understand a little bit about what makes the program "tick," what you need to do to load it onto your computer, what you need to do to navigate through it easily, and what you need to do to get it to print the forms correctly, you'll be ready to crank out great-looking eviction forms from sunup to sundown.
When using Eviction Forms Creator, you save time because you enter information only once, and that same information is used wherever it's needed to fill out all the forms. Once you enter information about yourself as the preparer of the forms, for example, you never have to enter that information again.
